Cost of living in Nam Ban, near Da Lat: what a month really costs

Short answer

Living the way people here live, food, fuel and everyday spending come to about 200,000 VND a person a day — roughly 6 million VND a month, about US$230. Rent comes on top: 4–8 million VND a month for an ordinary house, 8–15 million for a newly built villa (September 2026).

Our rough sum for one person in an ordinary house: about 10–14 million VND a month (US$385–540), before visas and flights. A couple: about 16–20 million (US$615–770). These are our observations, not an official index; your number depends on how you live.

Nam Ban is a farming commune about 25 km from Da Lat, over the Tà Nung pass. People who look at it for a long stay want one number: what does a month cost? Here is the number we can stand behind, built from what we see here, with US dollars at about 26,000 VND.

How much is rent in Nam Ban?

  • Ordinary house: about 4–8 million VND a month (US$155–310).
  • Newly built villa: about 8–15 million VND a month (US$310–580), depending on size, finish, garden and view.
  • Hotel room: about 250,000–800,000 VND a night (US$10–30).
  • Professionally run homestay: about 800,000–1.2 million VND a night (US$30–46).

These are ranges we observed in September 2026. A month in a house costs far less than a month of nights in a homestay. What to check before renting is in our guide to long-term rental in Nam Ban.

What do food and the market cost?

The Nam Ban market is open all day and busiest from about 6 to 8 in the morning. This is a vegetable- and coffee-growing area, so greens are cheap and fresh. Our figure of about 200,000 VND a person a day covers eating the way local households eat, plus fuel and small everyday spending. Eating out every meal, or cooking imported food, costs more. We don't print a price for each item because we haven't measured them item by item.

What about internet, water and electricity?

  • Internet: fibre is available and the three big networks all cover Nam Ban. A standard plan runs about 180,000–200,000 VND a month, enough for video calls. Check the line at the exact house.
  • Water: most homes use a borehole well. Piped water has started reaching houses along the main provincial road, ĐT.725.
  • Electricity: billed on the national tiered household tariff. Ask whether the rent includes it or the house has its own meter.

Do you need a motorbike or a car?

In practice, yes. Da Lat is about 25 km away, around 45 minutes over the Tà Nung pass, and Liên Khương airport about 20 km, 35 to 45 minutes. Many rental houses sit on the hills away from the market, and there is no city bus network to rely on.

What about healthcare?

Nam Ban has a commune health station and a general clinic. For a hospital, go up to Da Lat (about 45 minutes) or to Đinh Văn, where the Lâm Hà general hospital is. Budget for travel insurance that covers evacuation to a larger city.

Which costs do people forget?

  • Visas and trips out. A 90-day e-visa is 25–50 USD; leaving the country for a new visa costs a flight. See our page on how long you can stay near Da Lat.
  • Damp in the rainy season. Roughly from April or May to November, varying by year. Houses need airing; some people buy a dehumidifier.
  • Getting around. Renting or buying a motorbike, and fuel for regular trips to Da Lat.

Is Nam Ban cheaper than Da Lat city?

For land, clearly — land in Nam Ban is priced well below Da Lat. For rent and daily life we haven't measured Da Lat city ourselves, so we won't print a comparison. What Nam Ban offers instead is space: a garden house costs here what a small flat might cost in town, and the trade-off is that you drive for anything a city provides.
