Long-term rental near Da Lat: renting a house or villa in Nam Ban

Short answer

Yes, you can rent a house or a garden villa in Nam Ban for a month or longer. It is a quieter base about 25 km from Da Lat (around 45 minutes over the Tà Nung pass), with Liên Khương airport about 20 km away. In September 2026, newly built villas here rented for about 8–15 million VND a month (roughly US$310–580) and ordinary houses for about 4–8 million (US$155–310). Expect far fewer listings than in Da Lat, so you find places by asking as much as by searching.

Before you sign, check four things on the ground: water (most homes run on a borehole well), the road in the rain, internet at that exact house, and whether the owner will register your stay. By law, the place where a foreigner stays must declare them to the local police within 12 hours.

Most people searching for a long-term rental "in Da Lat" picture the city itself. Nam Ban is not a district of Da Lat. It is a separate commune in Lâm Đồng province, in the Central Highlands, lower and warmer than the city and close enough to use it for errands. That trade — space and quiet for a drive — is the whole point of renting here, and also its main cost. We describe the place itself in Living in Nam Ban. This page is about renting.

What kind of place can you rent in Nam Ban?

  • Garden houses. A house on a plot of land, often with a coffee or fruit garden around it. The type that fits a slow, longer stay.
  • Village houses along the main road. Closer to the market, shops and the provincial road ĐT.725; more traffic noise, less garden.
  • Villas and homestays taking monthly guests. Often newer and with a view, and often priced by the night for visitors rather than by the month for residents.

Listings on international rental sites are thin for Nam Ban compared with Da Lat. Some places are let by word of mouth rather than listed, so a first visit of a few days, asking around in person, can find what a week online does not.

How far is Nam Ban from Da Lat for everyday life?

About 25 km, roughly 45 minutes by car over the Tà Nung pass. Liên Khương airport is about 20 km away, 35 to 45 minutes. On a map this looks like a suburb. In daily life it is not: you go to Da Lat for a hospital, a big supermarket or a night out, and you plan the trip.

What Nam Ban has in town: a central market open all day and busiest in the morning, a bank and a pharmacy chain around it, schools from kindergarten to high school, a commune health station and a general clinic. For hospital care you drive to Da Lat, or to Đinh Văn, where Lâm Hà's general hospital is. Most people here get around by motorbike or car. Without your own transport, errands take planning.

What should you check before renting a house in Nam Ban?

  • Water. Piped water from Da Lat has started to reach houses along ĐT.725, but most homes still draw from a borehole well. Ask where the water comes from, how deep the well is, and whether there is a filter.
  • The road in the rain. Many lanes are red earth. Visit after rain, or ask how the last stretch to the house behaves in the wet season.
  • Internet at that house. Fibre is available in Nam Ban, but check the line and the speed at the exact house before you plan remote work around it.
  • Damp. The rainy season runs roughly from April–May to November. A house left closed through it gets damp inside. Look at walls, wardrobes and bedding.
  • Hot water and nights. Nights are cool for much of the year. Ask about hot water and blankets rather than air conditioning.
  • Morning noise. This is farmland. Small farm vehicles start early, and harvest months are busy.
  • The neighbours. Ask who lives on either side. In a village, they matter more than the view.

Does the owner need to register a foreign tenant?

Yes. Under Vietnam's Law on Entry, Exit, Transit and Residence of Foreigners (Article 33), the person who runs the place where a foreigner stays — a hotel, a homestay or a private house — must declare that foreigner's temporary residence to the local police, within 12 hours of arrival (24 hours in remote areas). It can be done online.

In practice: ask the owner before you move in whether they will register you, and keep your passport ready. An owner who hesitates about this is telling you something about the rest of the arrangement.

Can you stay one to three months on a visa?

Often, yes. Citizens of twelve countries — Germany, France, Italy, Spain, the United Kingdom, Russia, Japan, South Korea, Denmark, Sweden, Norway and Finland — can enter visa-free for up to 45 days, under a policy in force from 15 March 2025 to 14 March 2028. Citizens of twelve more European countries — Belgium, Bulgaria, Croatia, the Czech Republic, Hungary, Luxembourg, the Netherlands, Poland, Romania, Slovakia, Slovenia and Switzerland — get the same 45 days for tourism, from 15 August 2025 to 14 August 2028. Vietnam's e-visa allows stays of up to 90 days, single or multiple entry. Rules change; confirm on the official immigration portal before you book. Fees, extensions and overstay rules are set out in our page on how long you can stay near Da Lat.

What should a rental agreement in Nam Ban include?

  • Dates and notice. Start, end, and how much notice either side gives.
  • Deposit. How much, and the conditions for getting it back.
  • What the rent covers. Electricity, water, internet, cleaning, garden care — each one, written down.
  • Repairs. Who fixes the pump, the water heater, the roof if it leaks in September.
  • Registration. That the owner registers your temporary residence.

How much does it cost to rent a house in Nam Ban?

What we observed in Nam Ban in September 2026:

  • Newly built villas: about 8–15 million VND a month (roughly US$310–580), depending on size, finish, view, garden and what is included.
  • Ordinary rental houses: about 4–8 million VND a month (roughly US$155–310).
  • Hotels: about 250,000–800,000 VND a night (roughly US$10–30).
  • Homestays built and run professionally: about 800,000–1.2 million VND a night (roughly US$30–46).

These are ranges, not a price list. When you compare offers, compare the full monthly cost — rent plus electricity, water and internet — and the length of stay it assumes. A one-month stay and a six-month stay are often priced differently.

Is Nam Ban a good place for a long stay near Da Lat?

It suits people who want space, quiet and a garden, who work remotely or are retired, and who are happy to drive to Da Lat when they need the city. It suits less well anyone who needs a hospital close by, nightlife, or everything within walking distance. A month here, before any longer commitment, tells you which of those you are.
